Where the quarter's growth came from

Falling costs widened the gain. Same-store revenue rose 2.7% from the third quarter of 2025. Same-store operating expenses fell 1.8%, so same-store net operating income grew faster, at 4.6%.

Repairs and maintenance fell 20.0%, insurance 16.5% and payroll and benefits 4.6%. Property taxes rose 4.9%. Over nine months, same-store expenses rose 0.1% and same-store net operating income rose 3.2%, so the quarter ran ahead of the year-to-date pace.

Same-store occupancy ended September at 94.0%, up from 93.7% a year earlier. The company now guides full-year same-store net operating income growth to 2.5% to 3.5%, up from 0.5% to 2.5%. It guides same-store expense growth to 0.0% to 0.5%, down from 1.0% to 2.0%.

Buybacks and borrowing

The company repurchased 2,390,497 shares for $327.1 million in the quarter, at an average price of $136.85. After quarter end it bought 164,724 more shares for $21.8 million at $132.45, which used up the existing repurchase program. On Oct. 15, the board authorized a new program of up to $500.0 million.

Shares outstanding were 208,884,163 on Sept. 30, down from 211,155,322 on Dec. 31, 2025. OptimistFi calculates that as 1.1% fewer shares. The company issued no shares through its at-the-market program in the quarter and had $800.0 million available there.

The company also raised debt. In July it completed a $550.0 million offering of 4.90% unsecured senior notes due 2032. At Sept. 30 it had $850.0 million of commercial paper outstanding against $1.0 billion of capacity.

Revolving lines of credit and commercial paper on the balance sheet totaled $1.42 billion, up from $1.22 billion at Dec. 31, 2025. Fixed-rate debt was 79.6% of total debt. The combined weighted average rate was 4.4% and weighted average maturity was about 4.0 years.

Deals and the CEO handover

The company bought four operating stores in the quarter for $48.6 million. Its 2026 acquisition assumption rose to $400 million from $300 million. At quarter end it managed 2,371 stores for third-party owners and unconsolidated joint ventures.

Noah Springer, President, becomes chief executive on Jan. 1, 2027. Joe Margolis will retire at year-end and advise the board. The company announced the move on Aug. 24, and the board approved it unanimously.

Why it matters

OptimistFi has argued that Extra Space can compound if its larger storage platform turns demand into rent and cash flow without diluting holders. The quarter fits that view. Core FFO per share grew, the share count fell and the company did not use its at-the-market program.

The caveats sit in the comparisons. The 50.0% net income gain is measured against a quarter that carried a $105.1 million loss on real estate assets held for sale and sold, versus $5.8 million this year. This quarter also included a $13.9 million impairment loss on joint venture interests, net of sale gains.

Financing costs are guided higher too. Interest expense for 2026 is now expected at $602 million to $604 million, up from $595 million to $598 million.

What's next

The company will discuss results on a conference call at 1:00 p.m. Eastern on Wednesday, Oct. 28. Springer takes over as CEO on Jan. 1, 2027.

A full-year same-store net operating income result inside the raised range would support the case. A fade in the quarter's repair and insurance savings would weaken it.
